16 Broom Park, Ullapool is for sale as of 16th October 2009. Our house is a semi-detached modern build, in a quiet neighbourhood in the picturesque village of Ullapool on the North West coast, in the Highlands of Scotland. Rooms
Lounge
The Lounge is a comfortable size and is decorated in neutral warm colours. Windows have silver venetian blinds and cream suede effect curtains with a polished chrome effect curtain rail and matching holdbacks. There is a T.V. arial socket and we currently have SKY T.V. installed. There is also a phone socket and plenty electrical sockets available. The living room has 1 storage heater, we removed one as we did not require it. There is also a small electric fire, again we do not use this at present as we do not feel a need for it. The living room is at the front of the house. Just off the living room, under the stairs is a large cupboard, again offering extra storage.
Kitchen
The kitchen is a good size located at the rear of the building, almost the same size as the living room. It has been newly fitted & freshly decorated giving it a modern contemporary feel. Appliances include oven with hob, extractor fan, tumble dryer, washing machine & fridge freezer. The kitchen offers extra wall units giving the kitchen plenty storage. The windows have silver venetian blinds. Walls and ceilings are painted white. There is a T.V. arial socket in the kitchen. The kitchen also has a storage heater/convector heater. This is in full woking condition but we rarely need to use this.
BathroomThe Bathroom has a W.C. ,Wash Hand Basin with pedestal and a Bath (all white) with Electric Power Shower. Flooring is solid wood. There is an electric storage heater in the room and a small mirrored storage unit attached to the wall. Window is patterned frosted glass with blue colour venetian blinds. The Bathroom is to the rear of the building. There is plenty of space for a dining table and chairs. Just off the kitchen there is also a downstairs W.C. and access to the back door into the garden area.
Bedroom 1This is the most spacious bedroom. Photographed with a king size bed. A double fitted wardrobe with mirrored doors as well as a walk in storage cupboard gives plenty extra storage space. The second fitted wardrobe as been converted to a work space with a desk and shelves. Floor coverings are solid wood. Walls & celilings are painted white. Windows have silver venetian blinds and cream suede effect lined curtains. There is a TV & Phone socket and plenty electrical sockets in this room.

16 Broom Park is located within the heart of of Ullapool, a short walk distance from all the facilities Ullapool has to offer. (Please note Google maps is about 10 years old and there is no builders yard to the right of the house anymore).

If you are prepared to drive to neighbouring villages other activities are available. Ullapool has a lot of small shops and comfortable cafes/bars offering a good selection of food and drink.
The local paper, The Ullapool News , can give you an up to date list of events and goings on in the area. Ullapool has its own music festival every year in September , a beer festival in October, a book festival and a guitar festival as well as hosting many feis rois music courses for adults and children during some summer holidays. Again these are only a few of the events hosted in Ullapool, full details are normally updated on ullapool.com. During the summer months there are regular bands and local music in local bars, music normally suitable for all tastes, again check with the local paper to get an up to date goings on list.

Bedroom 2This bedroom has a double fitted wardrobe with glass doors. This room can comfortably fit a double bed. Currently it is used as a childs room. Floor coverings again are solid wood flooring. The wall paint colour is lilac with white ceilings. There is a TV Arial point in the fitted wardrobe. This room is also to the rear of the building. Windows have silver colour venetian blinds.
